    Where is the Riverside Court Santa Maria?  Form highway 101 exit Broad Street, at the first stop light go right on Preisker Lane past Preisker Park. At the Hidden Pines Way, intersection goes straight and make a left on to Riverside Court.

    Riverside Court is a small development of 22 single family homes.  These homes are all single level homes with a two car garage, stucco exterior, the Mediterranean feel with trees and palm tree’s out front, and concrete tile roofs for low maintenance.  Riverside Court development was constructed between 1998 and 1999.  The homes range in size from 1,120 sq. ft. to as large as 1,435 according to the MLS records.  I have shown a few homes in this development over the years and they do have high vaulted ceilings in the living area.  The layouts I have been in have been very practical and feel very spacious for around 1,200 sq. ft.  The homes I have viewed feel a bit larger than the stated size.

    The most recent sales activity I show on the MLS for Riverside Court dates way back to 2010.  This could be because a home could have been sold as a “for sale by owner”, or a bank may have decided to sell it on an auction site that doesn’t report to our local MLS.

    Beachcomber Pismo Beach is located in the area known as Shell Beach.  It does share the same zip code as Pismo Beach however the locals still define Shell Beach as Shell Beach.  How do you get to view the homes or the par on Beachcomber Pismo Beach?  Take Highway 101, exit the Spyglass Drive in Shell Beach, head West toward the ocean, turn North on Shell Beach Road, pass Dolphin Bay, The Cliffs and keep an eye out for North Beachcomber or Beachcomber. If you follow either one of these roads towards the ocean you will see a strip of grass knows as South Palisades Park.

    The single family homes on the South side of North Beachcomber can have a wonderful view looking into the Port San Luis and Avila Beach area, the homes located on the North side of Beachcomber have wonderful views looking towards the City of Pismo Beach and its pier, the dunes, and Point Sal, however the homes located closest to the ocean have gorgeous unobstructed views from Port San Luis In Avila to Point Sal.  My office is just down the street so I grabbed a quick 8 second YouTube video of the Park and views the homes at the end of Beachcomber Pismo Beach have, enjoy.

    There are five homes on Beachcomber that front the ocean, and 21 other homes with great ocean views. Green Dolphin Townhomes are also on this street, but more information about them can be found here.

    Shell Beach reminds a lot of people from the Newport Beach area of the way they were 30 years go.  We still have minimal traffic most of the year however increases as the summer time comes around as we get visitors travelers from Los Angeles to San Frisco taking the scenic HWY1 and of course a lot of the Central Valley like to make it out the Pismo Beach and Central Coast to get away from the extreme heat of the Central Valley.

    It’s important to note that this is a very popular beach area because it’s currently one of the two beaches on the Western United States you can drive on; the other popular spots are Coos Bay, Oregon and Dayton Beach, Florida.

    The weather along the Central Coast is known for being much cooler than the interior valleys that seem to bring us some fog or June gloom as I once heard. I love our cooler weather, it is one of the reasons so many people love to enjoy the Central Coast.

    If you are new to the area, they do have a horse stable that offers horseback rides on the Beach, the area has the Oceano Lagoon, Stare Park camping off of Pier Ave, and just behind Strand is another green belt area.  If you have an airplane and would like to fly into Oceano we do have the Oceano County Airport just a few blocks away.  This is a smaller airport and they do offer air tours of the area if you would like to fly around beautiful Oceano, Pismo Beach, Shell Beach, and Arroyo Grande area.

    Directions:  Pismo Beach Hwy 101, exit Avila Beach head South, your first street to the West will be El Portal. It backs to the hillside that helps homes on the North side offer fantastic ocean views.  When you drive down the street you will see the street was designed to have parking. Going about a mile near the end you will notice Indio Drive to the left. If you drove past Indio you would be at the entrance of The Bluffs at San Luis Bay. Indo Road does dead end near the corner of Sea Ridge Court as it runs into South Palisades Park.

    What Makes El Portal Drive and Indio Drive Pismo Beach so unique? Outside of the Bluffs, El Portal is the furthest North you can go In Shell Beach. The homes in this area always seem to be upgraded over the years. In this street you have great proximity to the Shell Beach trail at the Bluffs, which is what I must say, is an excellent walking trail. The area features quick freeway access to Highway 101 to go to San Luis Obispo, Downtown Pismo Beach, or the Pismo Beach Outlets for some shopping. Indio Drive is one of the most popular streets for homes that front the Pacific Ocean. You will find some of these homes have custom walkways down to the beach and sea walls. If you want to have your home open to the ocean look no further. If you are looking for ocean front property this is the premier spot in Pismo Beach. Now if you are looking for a home with a strong coastal influence and a glimpse of ocean views this street features some very nice homes just across the street.

    The Vista Pacifica Circle Pismo Beach area is closer to the Pismo Coast Shopping Plaza and the Pismo Beach Premium Outlets, as well as fast-food restaurants and two gas stations with easy freeway access. This development of homes is also just down the road from Pismo Shopping center on James Way and Oak Park, and Newer constructed Pismo Medical Campus.

    This does feature three single-family homes while the majority are twin homes. The development was built out between 1985- 1987, we have a mixture of styles and trim levels.  Most feature flat roofs, two-car garage homes, and the size of the buildings range between 1000 to about 1250 Sq. Ft.  The views in the track can range from Panoramic, hills views, and Ocean views.  The Pacific Circle Pismo Beach does have a few single level homes however as one might expect those don’t come around very often or stay on the market very long due to the high demand. This is another very nice area of Pismo Beach.

    Vista Pacifica Circle is the only street in the subdivision.

    The track does have CCR’s and no Homeowners Association that I’m aware of.
