REO & foreclosure buyer and investor representation
Whether you’re buying a bank-owned home to live in or building an investment portfolio across the Central Coast, you want an agent who knows how the other side thinks. I’ve spent two decades on Central Coast default property — and I represent you.
Representation built around your goal
Buying a home to live in
You want a good home at a fair price — and the law is on your side.
- First Look (§ 2924p) positioning so your offer is considered before investors
- Lender pre-approval and occupancy declaration prepared correctly
- Honest as-is condition assessment and repair budgeting
- Renovation-loan guidance (FHA 203k and similar) when a home needs work
- Offer packaging asset managers actually respond to
Buying to rent, flip, or hold
You want deal flow, clean numbers, and timing you can trust.
- Acquisition sourcing across REO, auction, and off-market distressed property
- BPO-grade valuation and realistic after-repair analysis
- Clarity on which properties carry First Look restrictions and which don’t
- Title, lien, and PACE/solar diligence before contingencies expire
- Portfolio-minded strategy across San Luis Obispo, Santa Barbara & Kern
Why buy-side representation matters on REO
A bank-owned listing is staffed by professionals who do this all day — asset managers, disposition coordinators, default-services attorneys. As the buyer, you’re often the only person at the table without an institution behind you. Buy-side representation evens that out. My job is to read the bank addendums before you sign them, surface the liens and condition issues early, and keep a slow, impersonal process moving to the close.
There’s also a structural advantage to working with our firm specifically: we work the disposition side too. Knowing how asset managers evaluate and respond to offers — because the same firm sells REO for them — means your offer gets built the way the decision-maker wants to see it.
Start with the fundamentals: how to buy a bank-owned home, step by step, and how California’s 30-day First Look period works. Then reach out and we’ll apply them to a real property.
What you get
- Local depth. Two decades on Central Coast property, including the coastal, agricultural, and rural parcels that don’t behave like tract homes.
- Valuation horsepower. BPO experience and current comps so your offer is grounded in what a property is actually worth — not hope.
- Marketing technology. Early Matterport 3D and produced video, so when you later sell, the home stands out.
- Full-cycle perspective. A firm that handles both disposition and acquisition, so nothing about the REO process is unfamiliar territory.
Questions buyers and investors ask
Does it cost me anything to have a buyer’s agent on an REO?
In most transactions the seller pays the commission, so buyer representation typically costs you nothing directly. Commission arrangements vary, so we’ll confirm the specifics for your situation in writing before you commit.
Can you represent investors buying multiple properties?
Yes. I work with investors on acquisition sourcing, valuation, and portfolio strategy across San Luis Obispo, Santa Barbara, and Kern counties, including REO, auction, and off-market distressed property.
I want to live in the home — do I really get a head start?
On qualifying bank-owned listings, California’s First Look period gives owner-occupants a 30-day window to have offers considered before investors. The key is being ready to act inside it, which is exactly what we prepare for in advance.
Do you also list and sell REO for banks?
The firm does. Outland & Associates handles REO disposition for asset managers through its listing desk led by JoAnn Outland, Broker/Owner. My focus is representing buyers and investors — the acquisition side of the same business.

Tell me your goal — a home to live in or a property to add to the portfolio — and I’ll go to work on the buy side.
