How to find some hidden Real Estate Inventory. The local Central Coast MLS has the large share of inventory, however a few homes are not being seen by agents and buyers alike. Why is this? The CRMLS has a leg up because they allow out of area agents who belong to them to list homes in our area. Those listings in that MLS are not feed back to our CCRMLS so they are not showing up in our MLS or IDX feeds to our clients. I have great news to say that our MLS is going to be changing to the CRMLS and allowing us to have access to those few homes listed by out of area brokers to now be found by agents and buyers. This change is set for around March or April next year. I for one resist change at times because it’s easy to do what we have always done; however with this change I feel it will allow not only agents, but buyers to see some currently hidden inventory. Is that the only spot hiding current listings? The simple answer is no. I’m sure in your local market you have FSBO that just don’t get the exposure they need to be found. I know some of them place a listing on craigslist however unless they bump the listings it can get covered over quickly and move further down the list. If you are a cash buyer or an investor you need to be looking at Real Estate auction sites! Not all homes make it to the MLS and this is for a few reasons, however it’s important to note that if you are working with a Real Estate professional they should be able to provide you with a list of Auction companies that may or may not have listings on the multiple listing service.
